Design Development

Design Development

Based on the approved design proposal, detailed design drawings are developed to enable other consultants to begin their work. Working drawings and submissions are prepared, along with necessary particulars, to secure statutory building plan (BP) approval from relevant authorities. Preliminary cost estimates are updated to reflect probable construction costs, and a probable construction schedule is prepared for the client’s review and approval, ensuring alignment with project requirements and timelines.

Tender and Contract Documentation

Tender and Contract Documentation

Based on the client-approved construction schedule and estimates, finalised drawings, specifications, and other necessary documents are prepared for tender, with or without a bill of quantities (if prepared by an independent Quantity Surveyor). All required tender documents are prepared to obtain competitive bids for the works. Tenders are invited on behalf of the client or in collaboration with an appointed Quantity Surveyor, if engaged. The contractor is awarded on the client’s behalf, and the contract document is prepared for signing by both the client and the building contractor.

Contract Management and Administration

Additionally, the services involve property inspections and preparing valuations for mortgages or other purposes.

These tasks ensure proper assessment, maintenance, and valuation of buildings and properties. Important information, such as key points, quick facts, or important details, in a way that stands out from the surrounding content. This helps users easily identify and focus on the most important aspects of the content being presented.

Planning and Development Services

The services under this category include preparing a preliminary technical evaluation to help clients decide on proceeding with a project and its potential scope. This involves creating housing or development plans, including preliminary layouts for discussions with authorities, and detailed plans based on approved layouts. Additionally, the services cover preparing documents and providing necessary support for demolition works required for new building construction, when undertaken separately from the main contract.

The interior design services involve taking client instructions, formulating a design brief, and establishing themes for various spaces. This includes budgeting, planning, and creating implementation schedules. The designer prepares sketch layouts, working and construction drawings, detailed schedules, material/color boards, and designs custom furniture or advises on selecting furniture, fittings, and soft furnishings. Tender documents are prepared, and tenders or quotations are obtained and evaluated. The designer manages the contract, supervises implementation, processes contractor payment claims, issues payment certificates, and accepts the completed works on the client’s behalf.

Graphics Design,Signages & Models

The services include designing graphics and signage for projects, along with providing all necessary support for their execution. This also involves advising clients on selecting works of art or commissioning decorative pieces and supervising their installation. Additionally, special studies are conducted for developing design prototypes, buildings, or models, including their testing and evaluation to ensure feasibility and effectiveness. These services enhance the aesthetic and functional aspects of the project.

Project Management & Administration

The services to be provided under this category are as follows:

  • Preparation of cost plans for project comprising the cost of site acquisition and development, building construction and infrastructure services, furniture and equipment and estimated cashflow requirements for the various cost centers ; and

  • Preparation of schedules of rates of quantities and other related documents for purposes, inviting tenders and prices with shortlisted or selected contractors and / or sub-contractors under any contract system, valuing variations and applications for interim payments and agreeing to the accounts where a quantity surveyor is not appointed.

Project Management & Administration

Providing total project management services from the inception to completion of a project including preparation of project briefs, appointing and coordinating all consultants contractors and suppliers, preparation of various levels of project schedules for planning and implementation and monitoring all the activities and elements relative to agreed targets, preparing reports and their submission to the client;

  • Providing periodic or full time resident site personal for frequent or constant inspection of the works;

  • Providing the full services required for construction management in serving as the overall coordinator where separate contra cts for each trade awarded;

  • Preparing 'as built' drawings of buildings on which the Architect was not the designer; and preparing a program for the maintenance of a building and arranging maintenance contract.
